Denise had completed two healthcare projects with Najia & Faisal prior to being asked to help with their new home. Creating their new home to accommodate their immediate, extended family and the next generation was the intent. Although the size of their new home is more expansive, each living space was designed for a intimate feel in the family areas and sleeping wings with a spacious feel in the formal entertaining area.
The project took (4) years to design and (18) months to build. Najia assembled major elements from (3) floor plans to create this floor plan. Kevin, the design architect, worked with Classic Design Homes to ensure that his designs were accurately drawn for a construction. Konsentriks created the interior design details for very floor, ceiling and wall tile pattern, humidor design, door trim profiles, ceiling coffers with lighting coves, ceiling soffits archways, lighting types and placement along with working with the owners furnished items to be incorporated into the design. Much of the home was modeled in Konsentriks' 3D CAD software to confirm design decision for the drawings. It was an amazingly detailed project that emulates the owners perfectly. Additionally, this home was design for energy efficiency. Denise and Najia worked hand-in-hand to create this lovely home.
DESIGN SCOPE AND PRIORITIES:
1. Run it like a commercial project to manage results, change orders, and accomplish design and budgetary requirements. Everything was selected and designed prior to bidding to (2) pre-qualified GCs.
2. Design Team assembled for their respective expertise.
3. Konsentriks investigated with the owner (4) different High Energy Efficiency approaches to determine the thermal shell package e options and probable cost of ownership and ROI. The mechanical systems utilized Geothermal HVAC, ERV, with Sisler Heating and Cooling.
4. The Exterior Walls: True R-30, Semi-closed cell spray foam (R = 4.8 per inch) insulation; Roof: R-60; Basement Slab: R-10; Basement Walls R-15. The results: Winter Heating $ 120./Month; Summer Cooling: $ 55./Month
5. Custom Millwork Cabinetry and Reredoses (Dottie Lorrentis and Konsentriks),
6. Den Wooden Reredos walls, custom Ceiling Details, Interior Elevations/Detailing, material selection and appointments.
7. Lighting design by Konsentriks & Lighting Controls: LED general lighting to accommodate design intent, low maintenance, long term durability, low life-cycle costs.
8. Lutron Smart Home Technology by Steve Fifik of Heritage Electric.
9. In 2019, Konsentriks worked on the pool design.
10. In 2021, Konsentriks space planned their lower level entertainment space.
